All residents, both property owners and renters, benefit from the following services available in Sandia Heights:
Living in a covenant-controlled community that seeks to maintain the look and feel of Sandia Heights
Property owners can find their covenants here, view architectural guidelines here, and apply for architectural approvals here. (Any modification to the land or a home’s exterior requires architectural approval.)
Private security services from the same authority that delivers residents’ water and sewer services, namely, Sandia Heights Services (SHS).
SHS’ very visible neighborhood patrols contribute to Sandia Heights’ ultralow crime rate—a CAP index crime score of 1/10 (4/10 is the US average).
Any resident may subscribe (for a monthly fee, charged on the water bill) to personally benefit from additional security services, such as a special watch while the home is unoccupied, fast response to triggered house alarms, and assistance with lost pets.
Participation in unrestricted seasonal social gatherings sponsored by Sandia Heights Homeowners Association.
Advance notice is typically published in The GRIT newsletter and through email and web announcements.
Coordination with county officials
Sandia Heights Homeowners Association leadership continually coordinates with county officials responsible for fire safety, traffic safety, road maintenance, wildlife, environmental, and other neighborhood-wide concerns.
