Architectural Control Committee

This is the current "Charter" field.  We can either add a new "Content" field above this or we can rename this field.  This places all committee updates in a single editor.

Purpose:

The Architectural Control Committee (ACC) ensures that property development does not unduly interfere with the natural landscape and homeowners’ visual access to it, and that the resulting construction is both in compliance with covenants and in harmony with the natural surroundings and nearby residences.  It does so by reviewing and approving property owner applications for construction, renovation, remodeling, landscaping, and other permanent changes to the exterior environment under the property owner's control.

Background:

The authority of the ACC is derived from Sandia Heights unit covenants. The ACC has been a standing committee of the SHHA since the original land development company, Sandia Peak Tram Company, legally turned over covenant enforcement to the SHHA in 1988.  The ACC issues Design Guidelines that cover the commonalities between most, if not all, of Sandia Heights' 38 differing unit covenants.   (Property owners may find their unit's covenants here).  The ACC then enforces the spirit and intent of the covenants as revealed by all of the covenants taken together and applies it uniformly to all units. Where the covenants for a specific unit include specific unique prohibitions, those prohibitions take precedence over the Design Guidelines and are enforced accordingly by the ACC. 

All property owners, whether dues-paying members of SHHA or not, are required to submit an application and receive an email with approval from the ACC before starting any construction, landscaping, or maintenance project that affects the exterior of their property. However, the application process is free for SHHA members, while non-members pay a fee. Decisions of the ACC are final. There are no exceptions to the requirement for ACC approval.
